Kazakhstan’s Real Estate Market Showed Signs Of Recovery In April

Housing sales in Kazakhstan rose sharply in April 2026, with 35,154 purchase and sale transactions registered across the country, Orda.kz reports, citing the Bureau of National Statistics.
That is 23.4% more than in March.
Most apartments and houses were bought in Almaty, where 6498 transactions were registered. Astana followed with 6193 transactions, while Karaganda region recorded 2841. The fewest transactions were registered in Ulytau region, with 324.
Growth was recorded in almost all regions. Atyrau region was the only exception, with the number of transactions down 5.6%. The sharpest increases were recorded in Ulytau region, up 55.8%, Abay region, up 45.7%, and Kyzylorda region, up 49.4%.
Most transactions involved apartments. In April, Kazakhstanis completed 27,331 transactions for homes in apartment buildings, accounting for 77.7% of all sales. Two-room apartments were the most popular, with 10,204 transactions registered.
Sales of private houses also increased. The number of transactions rose 31.5% over the month. The largest increases were recorded in North Kazakhstan region, up 76.3%, Abay region, up 73.1%, and Ulytau region, up 71.4%.
However, the market remains down year-on-year. Compared with April 2025, the number of transactions fell 4.6%. A decline was also recorded for the first four months of 2026.
