Fewer Apartments Are Being Bought in Astana as Market Slump Enters Third Month

The number of housing transactions in Astana has been falling for the third month in a row, even as the market continues to grow nationwide, Orda.kz reports, citing DATA HUB.
In March 2026, 4,900 housing purchase and sale transactions were completed in Astana. That was 6% fewer than in February and 13% lower than a year earlier. The figure was the lowest since July 2024. The decline follows an active 2025, when the market grew and reached a record 11,700 transactions in December.
The decline has continued for the third month in a row. In March, apartments on the secondary market also became slightly cheaper. The segment of one-room apartments declined especially noticeably, with their share falling to 35%. the publication said.
At the same time, the market is growing across Kazakhstan as a whole. A total of 28,500 transactions were recorded nationwide, up 4% month on month and 3% year on year. Almaty made the biggest contribution, with 6,400 transactions, up 12% from February and 27% from a year earlier. Against the backdrop of overall growth, the housing market in the capital is cooling noticeably.
