Building a House in Kazakhstan Has Become Cheaper

Construction prices, according to the Bureau of National Statistics, fell by 1.8% in February compared with January, Orda.kz reports. Year on year, they increased by 5.3%.
“Other work and costs” fell the most over the month — by three percent. This category includes expenses that do not fall under construction and installation work or machinery and equipment. Year on year, however, prices in this category increased the most — by 14.9%.
Construction and installation work declined by 1.9% compared with January, while since February 2025 it has risen in price by 3.1%. Prices for machinery and equipment did not change over the month, but increased by 3.2% year on year.
In the detailed breakdown, the highest price increase was recorded for sheet glass — 11.6% over the month and 20.8% over the year. Prices for steel products fell by 10.3% over the month and by 11.2% year on year.
Construction costs fell in February in all regions of Kazakhstan, most notably in Atyrau Region, West Kazakhstan Region and Almaty, where they declined by 2.1%. Year on year, prices increased everywhere. The sharpest increase was recorded in Pavlodar Region, at 7.3%.
The BNS indicator tracks changes in construction costs in Kazakhstan and does not reflect the price of finished housing. Since 2026, a 16% VAT has been charged on real estate transactions, but it applies only to properties whose construction began after January 1, 2026.
