Nazarbayevs and Kulibayevs Own Land on Astana's Right Bank, Orda Investigated

Orda.kz has reported on properties associated with former President Nursultan Nazarbayev and his family, including residences, recreational facilities, and land holdings.

Near the Qaraganda highway entrance to Astana, a sizable 150-hectare estate is enclosed by a high fence and guarded by police.
According to the public cadastral map, this property is registered to the Directorate of State Residences under the Presidential Property Management Department. Law enforcement's presence is understandable.
The current use of this estate remains unclear.
Adjacent to this state residence is a 32-hectare plot owned by Kipros LLP, a company linked to Timur Kulibayev, Nazarbayev’s son-in-law. This land includes a golf club, with a cadastral value of 213 million tenge.
Kipros LLP also owns Golf Club Astana LLC, which operates another golf course near the Sayajay residential area. This area features approximately a dozen homes around a small lake, with properties averaging 700–800 million tenge.


The golf club spans 82 hectares, and an additional 8-hectare plot with a mansion, football field, and basketball court is also registered to Kipros LLP.


In the same vicinity, a smaller property is currently registered to Oil Real Estate LLC. However, in March 2022, the Astana Akimat issued Kipros LLP a permit to demolish the existing structure at this address.
Nearby, a mansion is registered to the Kazakhmys Corporation.
Orda.kz previously reported that parts of an island in the Ishim River, initially allocated to Nazarbayev and later transferred to his relatives, have changed ownership.
The island is heavily secured, featuring fences, police posts, and surveillance systems. A private road connects the island to the Sarayshyq area, where access has been restricted due to new construction projects.



These developments are associated with G-park and Kipros LLP, with plans for a low-rise residential complex and parking facilities.
